Secure Your Builder License

If you search for “How to become a builder in Ontario” or “How to become a residential builder,” you’re bound to encounter the licensing process once or twice. Builders in Ontario must be licensed by the Home Construction Regulatory Authority (HCRA) to build new homes. 

To qualify for a licence, you need to meet all the technical and competency requirements listed below, and demonstrate them:

  • Business Planning and Management
  • Financial Planning and Management
  • Project Management and Supervision
  • Legal Issues in Housing
  • Customer Service and Tarion Requirements
  • Building Codes
  • Construction Technology

There are three ways to prove your competency. You can:

  1. complete HCRA-approved courses;
  2. complete a challenge exam for a required course; or
  3. demonstrate you already have sufficient knowledge in one or more competencies through previous experience or similar courses.

Furthermore, it is necessary to undergo a Criminal Record and Judicial Matters check. After that, you’re all set to complete your “How to Become a Builder” requirements.

License Application Process

Your official building career begins with a licence application. Here’s how you apply for a builder license:

  1. Head to the Builder Portal, and sign up. It's your hub for managing your application and future interactions with the Home Construction Regulatory Authority (HCRA).
  2. Complete the online application form and upload the necessary supporting documents. 
  3. Pay the licensing fee
    • a. $750 for applicants under an umbrella group
    • b. $3000 for new applicants with no history or previous registration
  4. The HRCA will review your application to ensure it’s complete. If they need more information or supporting documentation, they’ll contact you.
  5. First-time applicants may be required to go through a licensing interview conducted virtually.
  6. Once your application has been reviewed, you’ll be notified by the HRCA about the results.

Note: Your application will undergo a credit check by a third-party provider. Make sure your credit history is good as it's a standard part of the evaluation process.
